Once we begin our process we’ll review market rent, operating expenses, and lease information. From there we’ll create cash flow projections, as well as sensitivity and yield rate analysis and provide you with an overall feasibility study.

Depending on your goals, we’ll approach our overall study from one of three approaches:

  • Cost
  • Income capitalization
  • Direct comparison

Through cost, depreciation is deducted from the cost of improvements and then added to land value to determine property value. Income capitalization is based on the assumption that there is a relationship between potential income and property value, while direct comparison estimates land value as though it is vacant or the property is being improved.
